- Inclusionary Zoning By-Law
The purpose of the Inclusionary Zoning By-law is to increase the supply of housing that is available and affordable to low or moderate income households, with an emphasis on family housing, and preventing the displacement of Brookline residents.
A low or moderate income household is an individual or family with an annual income less than or equal to 80% of the area median income (AMI). The U.S Department of Housing and Urban Development releases income limits by geographical areas annually. Current and previous AMI's are found here.
All development projects including four or more residential units created through new construction or conversion from a non-residential use must comply with Section 4.08 of the Zoning By-Law. Developers of such projects are required to provide affordable units on-site or make cash contributions to the Brookline Housing Trust in lieu of providing affordable units.
