Jan 29: National Development to present The Circle at Planning Bd

National Development will be presenting their revised plans for The Circle to the Planning Board on January 29th, 7:30 pm, Room 111.

National Development will soon submit a revised ZBA application and plan. When submitted, it will be posted to the project webpage.

There have been some changes to the development team, design and uses at the Circle Cinema site. National Development has joined with BDG in developing the site and has the controlling interest in the project.  Based in Newton, National Development has developed many projects, including the Ink Block South End, Station Landing, Waterstone at Wellesley and MarketStreet in Lynnfield, and in Brookline, the Goddard House on the former Brookline Hospital site. Recently, they did the infill development at  10 Brookline Place West. 

 

National Development will maintain 162 hotel rooms, 92 residential units and several retail spaces along Chestnut Hill Avenue.  The number of parking spaces (188) has not changed.  The key changes from the prior proposal are as follows:

 

  • The residential program will be active adult independent living housing (modeled after the applicant’s Waterstone at Wellesley community) rather than regular apartments;
  • There will be a piazza-like courtyard between two non-connected buildings with improvements, such as making the garage entrance less obtrusive, improving pedestrian orientation and eliminating “dark space” under the formerly raised hotel;
  • The overall building program is reduced by approximately 6,000 s.f.;
  • The peak hour trips have been reduced by approximately 33% due to change in use;
  • The hotel building is approximately 12’ shorter and set back about 6’ further from the MBTA property line; and
  • Additional landscaping and buffering have been added along the Clinton Road side of the property.

 

National Development has also modified the development team, as follows.
